A THEATER INVESTMENT 

WITH MINIMAL RISK & MAXIMUM REWARD

This is a proposal to convert a parking garage at 304 West 49th Street in New York’s Broadway Theater District into a state of the art Off-Broadway theater complex to be called 49 Stages.  

The purpose of the new facility, once developed, would be to manage and license for profit prime professional theater venues

 - the five theaters and four studios - to commercial producers of Off-Broadway

 - the five theaters and four studios - to commercial producers of Off-Broadway works for performances and rehearsals. When the theaters and the studios are not in use for performances or rehearsals, they will also be rented for use for corporate conferences, special events, seminars, screenings, and workshops.

 

This proposal is not a traditional real estate opportunity nor is it a traditional theatrical investment, but rather a theatrical real estate opportunity. Investing in theater can be risky – you could invest in the next Wicked or Hamilton or in a show that closes within two weeks.

 

But on Broadway, one group of people ALWAYS makes money! The Theater Owners (Shubert, Nederlander

and Jujamcyn/Ambassador Organizations) are consistently money-makers in the theater industry - because they own or manage the buildings and thus control the box offices.
